What is Rumah Selangorku?

Rumah Selangorku is a housing scheme designed to support the low-income and middle-income citizens of Selangor. The initiative is led by Lembaga Perumahan dan Hartanah Selangor (LPHS), the state’s own housing organisation. It was first introduced in 2014, and is designed to encourage and support developers to produce affordable houses. These properties will align with the organisation’s goal of building quality homes to meet the accommodation needs of local citizens in an affordable way.

Who can apply?

Only qualifying citizens within the state of Selangor are allowed to apply for this scheme, and this guide covers the eligibility, properties covered, and what the application process is like.

  1. Malaysian citizens aged 18 years and above.
  2. Applicant’s income (refer to the indication chart as below)
  3. The applicant (husband/wife) does not have any kind of residential property in Selangor.
  4. Purpose of purchase is for own stay, not renting out.
  5. Transfer of ownership only allowed after five (5) years from the date of Sale and Purchase Agreement with approval from the State Authority.*Subject to the terms and conditions of the Selangor Housing and Property Board (LPHS).
  1. Two (2) copies each of the applicant’s and spouse’s Identification Card.
  2. Two (2) copies of the latest Income Statement for the last three (3) months for employed applicants and spouse, or Declaration of Oath from Commissioner of Oaths if self-employed and spouse is not working (original copy).
  3. One (1) copy of the Marriage Certificate or a Bachelor Verification Letter from the employer, or a Declaration of Oath from the Commissioner of Oaths if the applicant is single and self-employed.
  4. Two (2) copies each of the latest EPF Statement and Statement of Withdrawal History of the applicant and spouse.
  5. Applicant and spouse’s latest CCRIS Statement.
  6. One (1) copy of Sale & Purchase Agreement (S&P) and one (1) copy of the Housing Loan Agreement with the bank under the name of the applicant is already a homeowner outside Selangor.
